The Marketing Plan
Obtain the highest possible net price for the seller through controlled exposure of the property.
Protect the seller from unnecessary publication and prevent the transaction from becoming "common knowledge", except to qualified prospective buyers.
The marketing center for the property will be at the office of Cornerstone Company in Las Vegas, Nevada. First-time contacts between prospective buyers and broker/buyers and the property will be made in our office, if possible. All interviews, buyer qualifying, telephone calling, and any distribution of written information will take place from our office.
Our focus will be towards reaching motivated and qualified buyers. This will be accomplished through presentations to some of our existing investor clients, selective mailings, and personal contacts. The object is singular: to arrange a face-to-face meeting with the prospective investor in order to review the opportunities associated with the property. In all cases, specific information will be conveyed to the prospective investor in a private in-person meeting, if possible, with Cornerstone Company representatives, further insulating the seller from the unnecessary shopping of the property.
Potential buyers will be required to meet with our team, when possible, prior to being given any information concerning specific location or purchase terms. All potential buyers will be pre-qualified thoroughly, including their financial strength, previous real estate endeavors, and management track record.
The methods described above have been used successfully to market numerous properties to qualified investors with a wide range of investment criteria and parameters. We will use these same effective measures to successfully market your property.
Services Provided
A sophisticated package will be prepared and produced at Cornerstone's expense, to properly illustrate the investment potential of the property in such a way that the potential investors and/or other professional advisors will be able to extract all the information necessary to make a sound business decision.
A member of the Cornerstone staff will personally conduct all inspections of the property. Again, discretion and confidentiality are exercised diligently.
Our office will provide a monthly status report keeping the seller totally informed of our marketing progress, clients with whom we are working, and the results of possible negotiations.
All costs of lease reproduction and distribution to qualified buyers will be borne by Cornerstone.
All negotiations with other brokers or their buyers will be handled through Cornerstone.
If the seller so desires, Cornerstone Company can handle all negotiations in such a way that buyer and seller will not have any personal contact.
In the event an exchange is desired or proposed, Cornerstone will provide any or all of the needed services, to include:
- A controlled search for the appropriate properties to ensure a successful transaction.
- Cash buyers to protect a three-way exchange.
Recommendation of attorneys and CPAs specializing in tax deferred exchanges for all legal work and opinions, if the client desires.
Results
Through our broad but controlled marketing effort, our firm will obtain the highest possible net price. We have a consistent track record of bringing buyers and sellers together at comparably high market prices.
